Why should I use a property search company when estate agents are free?
Estate agents are paid by, and work for, the vendor or landlord. Their role is to achieve the highest possible price for each property and they are always acting in the best interest of the vendor/landlord, not you. An independent search company, on the other hand, works solely for you to provide objective advice about all areas and properties, and to find you the right property and negotiate the lowest possible price.
Don’t you step on estate agents’ toes?
No. Estate agent gets paid by the vendor or landlord and we get paid by you, the buyer or tenant. Estate agents appreciate that we act for serious clients and that we bring efficiency to the process.
Who are your clients?
We have no stereotypical client. We work for all buyers and tenants, whether you are looking for a permanent home to buy, a pied- a-terre, a short term or long term rental property, or a buy-to-let investment. We cater for clients buying from abroad or those simply moving within London or the UK.
Why should I pay you to search the market when I could do it myself?
We search the market more thoroughly than you ever could. We have a large network of contacts including private individuals and property developers, as well as knowing each estate agent, even the small local ones who don’t even have a shop front. We proactively and regularly speak to every single one about your property search and we don’t rely on the internet which is often out of date. We also use trade databases which are not available to individual buyers and tenants, giving you the reassurance that you’re gaining access to the best of everything that’s out there.
Can you get me access to properties that I couldn’t on my own?
Yes. Through our network within the property market we can gain access to properties which aren’t officially on the market, or those which are being marketed discreetly that you are unlikely to know about.
How do I know that the properties you show me will be what I’m looking for?
We preview all properties before we show you, ensuring that you only view properties which match your criteria.
How can you save me money?
Estate agents will try to achieve the highest possible price. We use our knowledge and expertise to counteract this and negotiate the best possible deal for you. Unlike various sources such as Land Registry which has a two month delay, we are up to date with real time information about recent property transactions and prices achieved, and we use this to achieve you the lowest possible price. In most cases, our service more than pays for itself through the savings we can negotiate for you.
